I don’t accept returns, but please contact me if there’s a problem with your order. I’ll do my best to make it right!

Typically I only take requests if the customer is purchasing the original painting, which turns the request into a commission.
But, if you have a general area, intersection, or landmark from San Jose or the South Bay in mind, send me a message. If the spot you want to request is something I had in mind to do anyway, I’d gladly keep the original to sell in my shop and you can just purchase the print.
Please note: If you’re requesting a house portrait, you must purchase the original as I do not sell paintings of other peoples’ houses. If you commission a house portrait and buy the original, you can purchase prints of that painting for family members.

Yes! Most of the year, I am open for commissions.
I will occasionally pause on taking commissions when I become too busy. If you see that I’m currently paused, sign up for my mailing list to get notified when commissions are open again.

Put simply, you provide the location you’d like me to paint, and I’ll paint it in my detailed, realistic style using professional grade watercolor paint on the highest quality paper.
Your first step is to fill out my inquiry form and let me know what you’re looking for.
There’s a bit of correspondence back and forth in the beginning so I know exactly what you want; then I’ll draw up all the details in a Commission Agreement for you to sign.
I take a 50% deposit when you sign the commission agreement, then I’ll start painting. The remaining 50% is due when the painting is finished.

Although I occasionally paint people or animals, they aren’t within my area of focus, so I don’t do commissions on these subjects at this time.
If you’re looking for a portrait artist, I can definitely refer you to some I know personally. Send me a message or check out the work of these artists I’m connected with through our community art club, East Valley Artists.

Processing time is between 1-7 business days depending on my backlog of orders. Once your order is shipped, you will receive a tracking number to track your package.
Please remember that once the courier receives the package, delivery is dependent upon the courier service and out of my control. Please see “How does shipping work?” for more on shipping.

I ship prints and original art via USPS, FedEx, or UPS. You will receive a tracking number via email once the package is dropped off with the carrier.
Shipping can take up to 10 business days depending on your location, however most orders arrive sooner.
If you would like faster shipping, please send me a message BEFORE purchasing your item and I will let you know the available shipping options and costs.
Commissioned art that includes a frame can be shipped, but the preferred method is local pickup or hand delivery by me, as shipping costs for larger-sized, framed paintings can get quite expensive. Shipping quotes for commissions are available by request.
